It is no secret the recent pandemic has rejuvenated the single family home dream much like the sprawl that occurred when major interstate systems were developed. Above 8 Capital identified this trend and continues to invest in SFH to meet demand for this asset class. Although "House Flipping" is a common practice in the real estate industry, Above 8 strives to take a more responsible approach ensuring that all renovation projects serve the future customer not just the investor. Vacation Rentals Done Right

Although we have seen an explosion in the short-term rental industry thanks to platforms like Airbnb & VRBO, many of these accommodations are poorly sourced, poorly managed, and provide little benefit to the neighborhood they reside in. As part of the fund's cash-flow strategy, Above 8 seeks to acquire and employ these assets in a responsible manner that not only increases the funds operating budget but supports affordable housing projects and community reinvestment while providing a superior product to the traveler. STR Cabin (COMPLETE OCT 2023) 

Bentonville, AR

Situated on 2.5 wooded acres just 10 minutes from downtown Bentonville. The intial cabin served as proof of concept for further development. Since being put into service in December the property has outperformed forecasts.

The true value of investment real estate is not always a direct reflection of location, size, or type but often directly affected by management. Above 8 internally sources all asset managers, community managers, and takes an active role in the management of every asset in the portfolio. 

Diversified Locations

With a dispersed team and leveraging 21st century management and acquisition techniques, Above 8 is not restricted to 1 or even 2 direct markets. Instead, the fund seeks acquisitions in a variety of market locations and market types to diversify asset type and localized market effects. This approach enables management to invest where market indicators favor our technical underwriting.
